MADISON, Wis. — A new development that will bring hundreds of apartments and new retail space to the city’s near west side is now underway.
Developers, city leaders, project partners and others gathered Wednesday in the Shorewood neighborhood for Madison Yards’ groundbreaking ceremony. The development is located on a 21-acre site just west of Hilldale on the southwest corner of University Avenue and North Segoe Road.
The first phase of the new mixed-use project includes a Whole Foods, 273 luxury apartments, 142,000 square feet of office space, 11,000 square feet of retail space, and a central green area.

“Madison Yards brings much-needed housing to an area once dominated by parking lots – all within walking distance of retail, entertainment and employment options, and a future bus rapid transit route,” Madison Mayor Satya Rhodes-Conway said. “This project helps create the balance of live, work, and play opportunities that we want to see across the city.”
Future phases of the project will bring more housing, an upscale hotel, more office space and a medical office.
Mark Theder — president and chief executive officer for Summit Smith Development, a co-developer of the project — called Wednesday’s ceremony an “important groundbreaking milestone” for the Madison Yards development.
“Our goal was to create a vibrant community destination for Madison residents and visitors, and with EO apartments, Whole Foods, office/retail spaces, and a central green all included in the first phase of development, we are delivering on that promise,” Theder said.
